Managing multiple properties means every turnover needs to follow the same standard. This checklist gives property managers a repeatable process that ensures every unit meets the same quality bar — whether it's your first unit or your fiftieth.
1Pre-Turnover (Vacancy Start)
Conduct move-out inspection with departing tenant
Document existing damage with photos
Schedule turnover cleaning within 48 hours
Order any needed repairs (paint, flooring, appliances)
Update listing photos if unit condition changed
Notify utility companies of vacancy
2Deep Clean & Repairs
Full deep clean of all rooms (kitchen, baths, living, bedrooms)
Clean inside all appliances (fridge, oven, dishwasher)
Sanitize all bathrooms (toilet, shower, sink, floors)
Clean or replace HVAC filters
Patch and paint walls if needed
Replace damaged blinds or curtains
Steam clean carpets if needed
Clean interior windows and window tracks
Check all smoke and carbon monoxide detectors
Test all locks and replace if needed
3Restock & Reset
Replace air fresheners
Restock toilet paper and paper towels
Replace furnace/AC filter
Check all light bulbs (replace burnt-out)
Reset thermostat to energy-efficient setting
Clean and organize storage areas
Replace any missing hardware (blinds pulls, knobs)
Power wash exterior entry if needed
4Final Inspection & Move-In Ready
Walk through with turnover checklist (this list)
Take move-in-ready photos for file
Verify all repairs completed
Confirm unit is pest-free
Test all keys and access codes
Update unit file with turnover date
Notify leasing team unit is available
Schedule new tenant walk-through
